The problem

You're not being asked to approve a price. You're being asked to approve a scope.

Most renovation quotes are one page. Some are three lines. They rarely say what is excluded, which numbers are allowances, what happens when the price moves, or who carries the cost when something turns up behind a wall.

Most homeowners have never seen a scope of work written properly, so there is nothing to compare it against. The gaps only become obvious once the walls are open and the money is already gone.

What you get

Written so you can send the questions as they are.

  • Scope alignment. What each quote actually covers, set side by side so you can see where they differ.
  • Missing items. The work that will be needed and is not in the price.
  • Allowance and payment flags. Where a number is a placeholder, and where the deposit and payment schedule put you at risk.
  • Questions for your contractor. Written out, ready to send.
  • Ranked risks. What matters most, in order, with one clear recommendation.
  • One round of follow-up questions after you've read the report.

How it works

Four steps.

  1. Book and pay. You get the intake form and the Client Services Agreement.
  2. Send your documents. Email or upload, whichever is easier. Photos are welcome.
  3. I review and deliver the written report within 48 hours.
  4. You decide with better information, and send the questions to your contractor.

What I need

Two or more competing quotes, or one quote plus a contract or change order. Maximum 25 pages. If you have drawings as well, tell me and I will quote that as a separate line, because reading a set properly is its own job.

Only one contractor priced it?

Then you don't need a comparison, and I am not going to charge you for one. That is the Reno 911 Call at $149. A 45-minute live call, advance review of one contractor's pricing up to 10 pages, and a one-page recap with your next three actions. No line-by-line pricing analysis. If you book a larger service within 7 days, the $149 comes off the price.

Scope first

You haven't asked anyone for a price yet. Most homeowners start by phoning three contractors and asking what it would cost. Every one of them prices a different job, the numbers come back thousands apart, and there is no way to tell who is cheap and who just left things out.

You get a written scope of work in your words, a checklist of what to send each contractor, the questions to ask each one, and the comparison structure so the bids come back on the same footing.

Requirements and outcomes only. I do not draw plans, specify assemblies, or size anything. That is architect and engineer work, and I am not one.

Quotes in hand

You have two or more quotes, or one quote plus a contract or change order, and you are about to sign something. You want to know what is missing, what is vague, and where the prices are not comparing the same work.

You get a scope alignment table, the missing item list, allowance and payment schedule flags, questions for the contractor, and a risk ranking.

A contractor who helps you write the scope is writing the test they are about to be graded on. I am the only person in the room with nothing to sell you once the scope is set.
